New Jersey's Newest Lead Paint Law

It’s here! New Jersey’s latest lead-based paint law is now in effect, directly targeting ALL pre-1978 rental properties. Known as New Jersey’s Lead Safe Certification, this law mandates lead-paint inspections (visual and/or dust wipe) for all non-exempt rental properties at tenant turnover.

Lead Inspection Requirements

Mandatory Inspections

Lead inspections are required every three years or at tenant turnover for pre-1978 rental properties to ensure compliance.

Lead Assumption Rule

If a pre-1978 property has never been tested, it is automatically presumed to contain lead-based paint hazards.

Dust Wipe Testing Certificate

A Dust Wipe Testing Certificate verifies a property’s lead safety through lab analysis. A certified inspector conducts a visual check and collects dust wipe samples from various surfaces. If lab results meet safety standards, a two-year certification is issued.
