Lead Free Certification for Philadelphia Rental Properties

Since October 1, 2020, all rental properties in eleven Philadelphia zip codes have been required to obtain a lead-safe OR lead-free certification in order to execute a new or renewed lease or receive new or renewed rental licenses. However, not all property managers have realized the benefits of a lead-free certification that lasts a lifetime!

Del Val manages over 4,700 single family, duplexes, multi-family properties and condominium units — so they benefit greatly whenever a lead-free certification can be obtained (lead-safe certifications are only valid for 4 years).
A property is considered “Lead Free” where the property has been certified by a licensed lead risk assessor (LRA) as “Lead Free”. This requires a Lead Paint Inspection using an XRF (X-Ray Fluorescence) Analyzer. This technology has enabled ETS to inspect and test multiple units efficiently with the ultimate goal of being certified as ‘lead-free’.
